A well-established real estate company in Luxembourg is seeking a Business Controller to support the financial management and performance monitoring of a diverse portfolio of commercial properties.
The successful candidate will work closely with property management, finance, technical, and investment teams to oversee budgeting, financial analysis, cost control, and operational performance across multiple real estate assets. The role offers broad exposure to the day-to-day financial management of income-generating properties and requires regular interaction with various internal and external stakeholders.
Responsibilities
- Prepare and monitor annual budgets and periodic forecasts for a portfolio of commercial real estate assets.
- Perform regular variance analysis between actual results and budget, identifying key business drivers and providing recommendations to management.
- Monitor rental income streams and service charge recoveries, ensuring the accuracy of tenant-related invoicing and financial reporting.
- Review and analyse operating costs and service charge expenditure associated with property portfolios.
- Support the financial oversight of capital expenditure projects and property improvement initiatives.
- Ensure the accuracy of financial and operational information within reporting systems and business intelligence tools.
- Participate in quarterly and year-end closing activities alongside the finance team.
- Collaborate with property managers, asset managers, technical teams and senior management to support decision-making and asset performance.
- Prepare management reports and ad hoc analyses for senior leadership.
Requirements
- Bachelor's degree in Finance, Accounting, Business Administration or a related discipline.
- Experience in controlling, management control, FP&A, business analysis or finance within a real estate environment - ideally not in funds.
- Experience gained within commercial real estate companies, property owners, property managers, developers or real estate advisory.
- Strong understanding of property-level financial performance, rental income, occupancy, operating costs, service charges and budget tracking.
- Experience working with tangible real estate assets and operational property portfolios.
- Backgrounds focused exclusively on real estate investment funds, fund administration or fund accounting are less relevant for this opportunity.
- Advanced Excel skills and strong analytical capabilities.
- Ability to work independently while managing multiple stakeholders and priorities.
- Fluency in English is required.
- Spanish or Portuguese language skills would be considered a strong advantage, although they are not mandatory.
