Portfolio Manager

The Portfolio Manager is responsible for maximizing the CRE portfolio performance within the Commercial Banking teams in all five markets. This individual is expected to lead a deal from opportunity to close with little to no oversight. Responsibilities include monitoring the portfolio quality against established criteria and recommending adjustments to existing credit facilities as appropriate. Portfolio Managers serve as the internal consultant for deal opportunities acting as the nexus between Credit, CRE and the line of business, working closely with underwriting partners, CRE Oversight Partners and C&I Relationship Managers (RM) to determine and evaluate potential risks. PMs provide efficient follow-up and spearhead processes to ensure best-in-class customer service.

• New transactions – Assist RM immediately upon receipt of a market risk CRE construction or term loan request of less than $5mm when obtained from a previously existing relationship. Larger market risk CRE loan requests and CRE loan requests not associated with a C&I relationship must be referred to CRE, and the PM may assist with transition to that team. CRE Specialist PM will be consulted early to ensure that the request falls within acceptable CRE parameters and that the structure also meets policy guidelines.
• Credit/Portfolio monitoring – Ensure that timely financial and project information is secured on an ongoing basis from borrowers and guarantors, and work with internal partners to review compliance certificates and financial information with a focus on early identification and remediation of potential trends/problems to reduce credit costs to the bank.
• Loan maintenance – Identify changes in risk factors and complete downgrade / upgrade requests as these factors decline / improve. Complete internal periodic reporting as needed. Track maturities and ensure completion of all required credit actions by anticipating, communicating and coordinating the preparation of deliverables and response requirements with CRE Oversight Partners, Monitoring Analysts, Underwriters and Credit Officers.
• Client interface – Accompany RMs on client meetings, site visits, property inspections as requested. Assist with research, gathering of market data, coordinating with internal partners (Treasury, Private Wealth Advisors, etc.), based upon individual client needs.
• Qualification/proposal – Work with client to gather financial information to begin the diligence process. Engage CRE underwriters to prepare initial cash flow to ensure there is a viable opportunity prior to completion of additional due diligence. If initial qualification is determined, draft the preliminary term sheet and engage and partner with underwriting for preparation of an OAM, for submission to credit officer. Work with RM to present and negotiate term sheet with client.
• Credit/credit approval – Maintain a loan production pipeline report. Spearhead the request through the credit process and serve as the primary contact when appropriate. Act as the liaison between client and credit regarding ongoing needs and requests. Review the credit approval package for accuracy prior to presenting to RM. Usher the package through full credit approval.
• Third party communication – Manage third party requests for additional required documentation, including ESA’s, appraisals, plan and cost reviews, inspectors, etc. Ensure all documents are executed, delivered to the bank and coordinate with loan closers to close and fund the loan.
• Documentation – Work with attorneys and clients for preparation, negotiation and execution of loan documentation. Review loan documentation in coordination with the RM to ensure accuracy and conformity to approval. Communicate material changes with credit and obtain required approvals.
