The professional selected for this dynamic role will manage the sourcing and financial analysis process for multiple development and investment opportunities. Analysis includes: evaluating offering memorandums for new opportunities, underwriting potential investments, creating investment offerings for external audiences, as well as leading the due diligence process.

In addition to new real estate opportunities, this position supports management decisions by producing data, analyzing possibilities/outcomes to support operational objectives for Vi’s 10 operating communities on an ad hoc basis. 

Responsibilities include:
• Sourcing potential senior housing rental land opportunities for development and acquisitions through robust broker relationships.
• Preparing detailed cash flow valuation models for:
o Initial underwriting of new developments and acquisitions
o Comparing actual performance to original underwriting
o Updating and projecting future financial performance
o Analyzing investment rate of return, net present value, and return on investment for transactional opportunities
• Leading creation of investment offerings for new developments/acquisitions and redevelopment efforts of existing assets.
• Creating presentations for external and internal audiences related to transactions.
• Preparing and maintaining development schedules for multiple projects for review by key stakeholders.
• Tracking information for:
o New developments across markets where Vi is interested in developing or acquiring assets
o Economic drivers of the industry (e.g. interest rates, healthcare utilization, construction costs, labor rates and real estate market trends)
• Developing and analyzing new community pro forma operating budgets.

Qualified applicants will possess a Bachelor’s degree in Finance, Economics or a related field.  Master’s degree preferred.  7 - 10 years progressive experience in financial analysis with 5+ years in commercial real estate underwriting.  Experience sourcing transactions, and having previous brokerage relationships is a plus.

 Additional requirements include: 

• Excellent analytical, quantitative and communication and presentation skills. 
• Ability to strategically analyze an opportunity, recommend findings, and articulate conclusions and recommendations.
• Demonstrated proficiency in modeling tools such as financial and trend analysis.
• Strong interpersonal skills including the ability to work closely and collaboratively with other departments.
• Strong business acumen and capital markets knowledge.
• Ability to travel 10% of time to review and evaluate real estate sites independently.
• Must have advanced Excel skills and proficient in Word, Excel, PowerPoint and Outlook.
