We are seeking an Investment Manager to join our Principal Global Investors Commercial Real Estate Investment Team. In this role you will be responsible for the execution of investment strategies in assigned territories to meet client requirements, PrinREI profit targets, and for the implementation of marketing strategies to build brand and reputation in the territories.
PRIMARY DUTIES AND RESPONSIBILITIES:
The ideal candidate will:
•Review and/or perform investment analysis within appropriate risk/return parameters on complex investment opportunities, transaction structures, evaluation analysis, and due diligence.
•Effectively market to management and/or clients a transaction's investment risk and viability. Negotiate mutually satisfactory terms and conditions on all transactions
•Provide market expertise for investing in assigned markets.
•Participate with research in the EBA process and provide updates as requried.
•Monitor potential problem and non-performing commercial real estate loans.
•Perform independent technical analysis of problem loans (i.e. real estate valuations, review documents, financial statement review, lease review, property reports, etc.) Effectively communicate conclusions regarding distressed loan analysis.
•Work with standardized investment reporting tools (ARGUS)
•Enhance knowledge of real estate market dynamics, macro-economic fundamentals, and emerging trends, and competitive position in the market so as to identify opportunities that best meet client’s needs.
•Source debt investment opportunities with relative values and yields which meet or exceed the capital clients requirements
•Maximize Principal Global Investors profit by optimizing fee income, managing expenses, and contributing to business development activities across the organization.
•Bachelor’s degree in finance, economics, business or related field required; real estate emphasis preferred.
•Minimum of 5years’ work experience in commercial real estate required with at least one year of experience dealing with complex real estate transactions.
•Knowledge of property valuation applications required.
•Strong knowledge of commercial real estate investment philosophies, policies, strategies and procedures.
•Strong analytical, organizational, project management, interpersonal, presentation, negotiation and communication skills (oral and written) required.
•Must be able to travel to markets, meet with owners, developers, brokers and other market participants and inspect properties.
Success in this position requires the ability to read, interpret and understand contracts and other legal documents, the ability to run effective meetings, display leadership and mentoring skills, and professionally meet with and effectively interact with others. Ability to work effectively in a deadline driven environment while managing multiple priorities is essential.
