Job Summary

Foreclosure Escalations Specialist is responsible for performing key operational foreclosure functions. This position requires strong mortgage servicing and default servicing knowledge. Role is responsible for the performance of multiple functions related to the initiation of the default process through post-sale requirements. All functions must be completed within the production and quality standards. Role requires utilization and understanding of multiple servicing systems, applications and reporting. Escalations Specialist is also responsible for resolution of foreclosure issues while minimizing risks and mitigating loss. Escalations Specialist will develop, train and mentor existing Foreclosure Specialists.

Job Responsibilities:

Foreclosure Escalations Specialist independently & with advanced subject matter expertise processes loans through foreclosure. This role is for a Leader on the Team who can operate as a backup supervisor, and solve escalated/complicated issues.

  • Timely process delinquent loans beginning at pre-referral, through sale, in compliance with all applicable regulatory and investor/agency/insurer requirements, state and federal law, as well as, internal servicing policies;
  • Understand key performance and risk indicators in the foreclosure process, and how individual role contributes to meeting or exceeding these goals;
  • Understand, review and execute foreclosure documents;
  • Trial and deposition knowledge and experience;
  • Ability to understand title and perform basic title curative analysis and resolution;
  • Perform investor/agency/insurer reporting functions on various applications;
  • Ability to accurately calculate bids, payoff and reinstatement quotes, and process cash in relation to foreclosure;
  • Understand and review attorney invoicing for accuracy and compliance with investor guidelines;
  • Ability to effectively communicate with default counsel and actively monitor attorney progress;
  • Maintain and practice sound judgment in all aspects of role;
  • Assist Foreclosure Supervisor with projects, quality control, and monitoring team performance;


  • Reinforces culture of shared ownership and accountability for results.
  • Collaborating with other default servicing teams, and other internal teams, to assist in the continued development of a best in class default servicing oversight operation.
  • Perform additional responsibilities as assigned by manager.
  • Ensures compliance with applicable federal, state and local laws and regulations. Completes all required compliance training. Maintains knowledge of and adhere to Flagstars internal compliance policies and procedures. Takes responsibility to keep up to date with changing regulations and policies.

Job Requirements:

  • HS Diploma, GED or Foreign Equivalent required
  • 8+ years default mortgage financial services experience, required in foreclosure
  • Advanced subject matter expertise in foreclosure required
  • Knowledge of agency/investor/insurer timelines and document requirements for judicial and non-judicial foreclosure required
  • Self-Driven, Personally Accountable Personality

  • Understanding of MS Office Suite with intermediate technical and computer skills. Specifically an ability with Microsoft Excel
  • Ability to navigate quickly within various computer programs.
  • Excellent verbal and written communication skills, as well as strong listening skills
  • Exceptional analytical and problem solving skills with an ability to think quickly under pressure.
  • Ability to handle high production volume and answer customer questions in a timely manner.
  • Ability to look for ways to improve and promote quality.
  • Ability to work independently with limited supervision.
  • Ability to work varying shifts including evenings and weekends.
  • Willingness to work in a team environment
  • Confident and efficient work approach with a customer focus
