Position Title: Head of Corporate RealEstate

What we need: 

Cetera Financial Group is currently seeking a Head of CorporateReal Estate located in our El Segundo, CA headquarters. 

The Head of Corporate Real Estate will report to the CFO and will beresponsible for managing all leasing functions based on the strategy set forthby the Cetera Executive Team.  Thisposition will oversee the management of 40+ Cetera Investors locations, alongwith 18+ Cetera Financial Group locations, including support of the variousdirect facilities managers. This position also includes leading or assistingwith review and negotiations of new or extension lease transactions andagreements, searching for new locations, managing the planning process forrelocations activities, coordinating activities related to office moves, anyconstruction processes, and point person for purchasing furniture and necessarysignage for the office.

In addition, he/she will help oversee the planning, constructionand maintenance of equipment, machinery, buildings and other facilities. Plan, budget and schedule facility modifications including estimates onequipment, labor materials and other related costs.

What you willdo:  

  • Oversee the coordination of all space allocation and layout, communication services and facility expansion across the enterprise
  • Plan budgets and schedule facility modifications, including cost estimates for all buildings in the lease portfolio
  • Inspect construction and installation progress for any TI projects undertaken at each location
  • Ensure directly or indirectly that all planned maintenance programs for a variety of office equipment is completed on schedule
  • Directly or indirectly oversee the preventative maintenance of facility equipment including HVAC, generators, UPS battery systems, air conditioners, air handlers, heating units, fire and pre-action water systems and security systems
  • Responsible for ensuring that local facilities managers successfully complete negotiations, purchases and maintenance of local or national contracts for equipment, copiers, supplies, water coolers, office furniture etc
  • Responsible for overseeing facilities renovations and relocations as needed
  • Ensure that each site has effective mailroom management utilizing key partner vendors, including Airborne, UPS, Federal Express and Pitney Bowes for all correspondence, arrange with local mail vendors for pick up
  • Engage with corporate selected national real estate broker to find office space when necessary. Provide to broker needs and expense requirements for a given location; using metrics to determine cost efficiency and space size
  • Design parameters of office space size, layout and location based on corporate vision
  • Travel to market to tour spaces offered by broker as necessary
  • Design floor plan and select finishes with landlords architect
  • Design furniture plan with furniture vendor designer
  • Put to bid and negotiate the best price on any furniture needs
  • Request national relocation companies to bid when a move is required
  • Work with national sign vendors to design, install, relocate, and maintain corporate branding signs.
  • Coordinate with Office Services Department, I.T. Dept. for office needs and Legal Dept. to review and edit lease document leading to execution
  • Report on a regular basis the status of branch office leasing projects.
  • Manage team performance; maintain accountability to ensure all work is accomplished in a timely manner
  • Ability to lift up to 50 pounds with or without accommodation

What you need tohave: 

  • 5+ years supervisory experience required with demonstrated leadership qualities and interpersonal skills
  • 5+ years previous experience in maintenance trades including knowledge of electrical, HVAC, security and construction.
  • H.S. Diploma
  • Valid drivers license
