Established and growing resi-led developer with mixed-use schemes in the SE seeks a dynamic and ambitious Finance Director with development experience. Candidates currently operating at Financial Controller level in real estate development companies and ready to step up into an FD role are preferred.

My client, a very successful mixed-use developer with a highly regarded senior management team, has a business critical, priority hiring need for a talented ACA, ACCA or CIMA qualified Finance Director to lead the current small finance team (statutory reporting is outsourced).  Reporting to the CEO, the FD will manage and oversee all corporate finance and accounting functions as well as associated activities including tax planning, short and long-term cash management, treasury, project finance and corporate compliance.  The FD will be an key participant in land negotiations, and  in the development of short and long-range goals, strategies, plans and policies designed to improve organizational design and operations of the finance function and the wider company.

Key Responsibilities

•             Assume overall responsibility for all financial systems

•             Deliver excellent financial control and performance management tools/outputs

•             Prepare financial statements, commentaries, budgets and reports for shareholders & investors with timely and accurate analysis of these

•             Ensure all profit & loss and balance sheet accounts are maintained, reconciled and signed off monthly

•             Develop a reliable cash flow projection process and reporting mechanism

•             Plan, implement, direct and evaluate fiscal function and performance

•             Participate as strategic partner in the development of the company's plans; evaluating and advising on the impact of long range planning, introduction of new programmes or strategies and regulatory action

•             Develop, implement and enforce policies /systems that improve the operation and effectiveness of the business

•             Evaluate the finance division structure, team and systems, planning for continual improvement of its efficiency / effectiveness

•            Establish and enhance relationships with banking and finance partners, also internal and external stakeholders including auditors, investors & consultants

•             Keep abreast of current financing structures and maintain contact with potential providers of finance

•             Build and maintain complex financial models for multiphase mixed-use developments, analyse investment opportunities reviewing funding structures and sensitizing underwriting parameters

•             Generate lucid and relevant outputs from financial models for communication to partners, investors and other stakeholders and decision makers

•             Contribute to the business planning process and monitor development progress against business plan parameters

•             Work with development managers providing financial and market analysis to help formulate development plans for individual projects as they come forward

•             Input into the appraisal, transaction structuring and execution of investment recommendations

•             Maintain industry contacts at FD level in the London development community

•             Oversee preparation of annual accounts in line with IAS/IFRS (outsourced)

•             Oversee audits, involving the examination of the company's accounts, analyse risk, interrogate current practices, investigate any financial irregularities and recommend measures for improvement

•             Lead the evaluation and implementation of recommended changes to the group’s legal structure

•             Oversee preparation of VAT returns

•             Advise on the business owner’s personal tax affairs

•             Oversee cash management and debt management

•             Optimize the handling of bank and deposit relationships and initiate appropriate strategies to enhance cash position

•             Produce ad hoc project reports as required

•             Monitor risk management policies and procedures.


Essential Experience /Qualifications

•             Qualified ACA, ACCA, CIMA or equivalent professional accounting qualification.

•             Previous extensive experience at FC level within the property industry (property development experience is an advantage)

•             Minimum eight years’ experience post qualification

•             Advanced financial systems skills

•             Experience in management of finance function and staff

•             Preferably will have experience in raising debt

•             Understanding of corporate taxation and tax legislation
