The Role

An exciting opportunity has become available within Aviva Investors for an Office Asset Manager to join the Global Real Estate team

The Team
The UK Office Asset Management team consists of 3 Senior Asset Managers and 3 Asset Managers managing c. 150 assets. The portfolio consists mainly of city centre offices with some exposure to business parks and is located throughout the UK with a strategy to focus on a fewer number of strategic locations.


  • Assisting the Senior Asset Managers in respect of determining the asset strategy for direct office property assets of the funds managed by Aviva Investors.
  • Maximising the performance of the office property assets through initiation and implementation of value enhancement opportunities.
  • The execution of rent review, lease renewal, letting and refurbishment/development activities.
  • Overseeing the undertaking of the day-to-day management functions of the office portfolio.
  • Providing such other assistance as required by the Sector Head in respect of all aspects of the office portfolio.
  • Ensuring the office portfolio is managed in accordance with the stated investment strategy.
  • Identifying, implementing and successful conclusion (i.e. performance enhancing) of value enhancement opportunities.
  • Maximising rent achieved on rent review.
  • Optimisation of lease terms achieved on lease renewals, lettings and re-lettings.
  • Producing and updating asset level business plans.
  • Identifying sales in accordance with the stated Fund Strategy and Business Plans.
  • Instructing and monitoring the performance of the managing agents responsible for the day-to-day property management of the office portfolio.
  • Provide such reporting for the office portfolio as required by the Sector Head.
  • Generating an enhanced image of Aviva Investors in the property market.



  • Degree or equivalent
  • Member of Royal Institution of Chartered Surveyors or equivalent (if non-UK).
  • Experience in an asset management role within an institution, property company or property consultancy environment.
  • Experience in the office sector.
  • Experience and successful track record in the negotiation of rent reviews, lease renewals, lettings, and re-lettings.
  • Experience in refurbishment activities
  • Experience of managing external agents and consultants.
  • Experience in preparing written reports.
  • Proven knowledge of property investment market

Highly Desirable:

  • Track record in identifying and delivering value enhancement opportunities.
  • Excellent appraisal and analytical skills.
  • Effective management skills (as relevant to managing the day-to-day Property Managers and valuers).
  • Decisive and determined to see results
