This is a senior hire and is someone the company would view firmly in the Director category. The firm needs an individual with a ready-made network of investors they would immediately be able to tap into upon joining the team. They would need to be able to evidence and exhibit a track record in successfully raising capital for debt-related transactions.
As far as things are concerned in terms of distinguishing between 'Investor Relations' and 'Capital Raising' this role is much more focused on the latter. Particularly in the short to midterm. Over time after the successful individual establishes new investor contacts they will nurture and build those relationships but the immediate focus is going out, drumming up business within an existing network to create new funding lines.
There is a strong sales aspect to this role, in the sense that the person will have to actively make approaches to new contacts, they will chase leads and take an extremely proactive approach. It could be someone currently working in a Placement Agent or alternatively, someone working in a small fund who has a relevant network of investors perhaps within family offices, larger institutions or just indeed HNWI. It could also be someone with freelance experience, but an existing network to tap into.
Understanding how Real Estate debt works and particularly development finance would be extremely useful, in order to communicate effectively with investors. However, it is the network and track record which is of more paramount importance.
