Investment Services Private Market and Finance Department
The Investment Services Private Market and Finance Department is responsible for investment services for the private market and financial management across the GIC group. It is responsible for providing operations and reporting support to the private market business of GIC as well as budgeting, accounting, payment processing, cash management, tax and financial & management reporting services to all departments, corporate management companies and the global offices of the GIC group. It is involved in deal structuring and closing, transaction processing, administration and accounting of investment holding companies, review of financial controls for asset operations, cash & securities reconciliation, valuation and financial reporting for assets under management, and external debt financing.
We are looking for a suitable candidate to join our Regional Portfolio Operations (RPO) team, supporting the Japan real estate investment team.
The Regional Portfolio Operations (RPO) function provides operational support to the private market business groups, specifically real estate investment professionals, and work alongside other support departments (e.g. finance, tax, data ops, etc) in specific markets. The RPO group helps drive investment deal closings, overall corporate efficiencies and enhances business capabilities by continually making process improvements. RPO is also responsible for data collection, data analysis and management reporting.
•Solid working knowledge of the end-to-end investment processes and data requirements to set up new investments on internal systems
•Subject matter expert in process advisory, internal real estate processes and investment approval frameworks, and assisting investment teams on submissions to investment committees
•Provide data analytics support for the underwriting of new investments
•For acquisition closings, lead, drive review and coordinate various documentations to close deals including purchase and sales agreements, trust agreements, asset management agreements, etc.
•Work with external partners (e.g., operating partners, due diligence consultants, legal firms, etc.) to set up necessary information flows
Asset Management Operations
•Oversee the collection and analysis of real estate operating data from external operating partners. Support the data collection system to optimise collection, integrity and analytics
•Process capital calls, distributions and investment related expenses from external partners, as needed. Assist with the analysis of investment distributions (attribution between return-of-capital and return-on-capital)
•Evaluate and analyze real estate investment performance data including investment returns, market values and other property-level operating data
•Assist with the preparation of various investment and portfolio level operating and performance reports on a quarterly, half-yearly and annual basis. This includes coordination of reporting cycles to meet timelines required by the internal and external stakeholders
•Assist with other asset management functions (e.g., audit of asset management, investment fees and promote paid to the operating partners)
•Actively participate in process improvements that create efficiencies and support capability to the investment professionals
•Develop analytics for the purpose of enhancing business insights
•At least 7 years of relevant experience (real estate industry experience preferred, but not essential)
•University degree in relevant field (business, accounting, property, or similar)
•Highly numerate, proficient with time management and prioritisation
•Advanced user of Excel (experience in visual basic or other programming language is an advantage)
•Detailed-oriented and ability to work independently and manage projects to completion
•Service-focused, with a desire to be a strong partner to investment teams
•Team player with good interpersonal and communication skills
•Inquisitive self-starter, with ability to work in a fast-paced environment
•Experience of building dashboards and using visualization tools like Tableau is an advantage
•Institutional real estate asset management or property management knowledge, including working knowledge of property leases and terminology
•Working knowledge of property valuation principles and investment evaluation metrics, including experience with cash flow modelling
