  • In charge of Starhill Global REIT’s asset portfolio performance in the Asia-Pacific region
  • Coordinate and drive the performance of local property management teams to optimise individual asset performance via leasing plans, asset enhancement opportunities, operational efficiency and marketing programs
  • Manage relationships with property managers, key tenants, subsidiary proprietors, government authorities and other stakeholders
  • Review and develop strategic plans for the REIT’s assets with the aim of maximizing investment returns on assets through strategic planning, implementation and operational management of the assets
  • Oversee performance of assets by analyzing asset performance relative to market benchmarks
  • Identify asset enhancement opportunities to optimize asset performance
  • Regularly review tenancy mix, asset positioning, implement of effective marketing plans and control operating expenses to maximize net operating income from assets
  • Monitor rental arrears and vacancies from a risk management perspective
  • Monitor the property manager to develop and ensure best practices for fire safety, workplace safety & health, business continuity and anti-terrorism measures for the REIT’s assets, and to comply with local standards in each of the markets where the properties are located
  • Review and ensure timely and adequate insurance coverage for all the REIT’s properties
  • Oversee the preparation and review of comprehensive annual property business plans for each asset
  • Prepare quarterly and annual portfolio reports covering financial performance, leasing/sales status and strategies, and status of asset enhancements
  • Present asset performance updates to the Board on a quarterly basis
  • Present property related Interested Party Transactions to the Audit Committee on a quarterly basis
  • Oversee the valuation exercise (conducted by external valuers) for the portfolio of properties
  • Carry out research and financial analysis on real estate markets and real-estate related companies including research in response to changing market trends, demographic shifts and consumers spending behaviour
  • Annual report preparation

Requirements:

  • Good degree in Real Estate, Finance, Business Administration or equivalent.
  • Minimum 10 years of working experience. 
  • Able to multi-task and work independently with minimal supervision.
  • Able to work in a fast paced environment.
  • Able to handle high level of confidentiality.
  • Good team-player with excellent communication and interpersonal skills to interact with all levels in the organisation.
  • Highly-motivated, mature, proactive and meticulous.
  • Some travelling/short term postings may be required.
