- Responsibility for the performance and the operating management of portfolio(s).
- Support investment introductions (due diligence and approval processes)
- Develop and implement strategic business plans for each asset
- Organize handover processes for acquisitions
- Annual business planning (incl. operational budgets)
- Analyze performance and identify strategic value enhancement potential
- Prepare investment recommendation for identified asset management initiatives
- Co-ordination of external resources (service providers) to ensure BP can be delivered
- Drive (re-)letting activities / Initiate CapEx projects
- Develop (re-)positioning and marketing strategies with external service providers
- Annual/quarterly valuation updates
- Quarterly property management meetings
- Quarterly reporting to investors/banks/auditors
- Monthly calls with PM on evolution of bad debt positions
- Regular contact to PM to deal with day-to-day decisions
- Handling of legal claims, warranty issues, day-to-day invoices, contracts
- Regular site inspections
- Meetings with local politicians/key retailers
- Operational approvals/controls
- Give exit recommendations (incl. operational support in vendor DD)
Qualifications & Experience Required
- Have significant professional industry experience, ideally in the asset/fund management sector
- Network
- Good knowledge of the Real Estate market
- Portfolio management skills with proven ability to asset management
- Enjoy working in an international workplace with multi-cultural teams
- Good understanding in terms of tenant mix & performance, and operations
- Financial, analytical and modelling skills
- Software skills: Proficiency and Microsoft (including Excel, Word and PowerPoint)

- Strong communication and negotiation skills
- Good team player contributing to the success of Nuveen Real Estate
