Facilities Operation Manager - ANZ
MAJOR RESPONSIBILITIES Operations - Develop and implement procedures, performance measures & reporting
- Manage a program of inspections for Cognizant properties to ensure correct & efficient operations
- Manage annual maintenance planner with appropriate supporting documentation for auditing purposes
- Ensure adequate supplies and services for effective operations of Cognizant and its business activities
- Manage Cognizant's relationship with Base Building
People Management - Manage creation and implementation of procedures and train staff
- Ensure creation of an environment that supports teamwork, co-operation and performance excellence within the team
- Audit ways of working to create more efficient and streamlined processes
- Proactively engage stakeholders to ensure that Facilities meet business needs
- Consult with business units to understand needs and meet or exceed expectations by providing excellent levels of customer service
- Build and develop effective stakeholder relationships across multiple levels within the organisation
- Create a positive environment where things do get done; providing flexibility and understanding how to say no while still providing quality services
- Proactively understand the customers/ employees needs and act on them before being requested
- Ensure excellent performance from staff (and/or outsourced vendor) e.g. morale, trust and work ethic
Helpdesk - Manage Helpdesk requests (which will be the focal point for day-to-day operational activities)
- Log and monitor all service requests ensuring that each request is routed to the correct team member/vendor who is responsible for performing the request
- Track each request to ensure it is closed correctly and in accordance with the required timescales
Risk - Ensure compliance with local and government regulations & legislation
- Assist with risk management programs including audits and ensuring recommendations are implemented and maintained
- Adhere to escalation and incident reporting procedures
Procurement - Understand the vendor procurement processes and comply with Cognizant's procurement processes
- Ensure vendors are managed, delivering services on time and within budget
Contracts Management - Management of all service contracts
- Ensure planned and reactive works are completed and verified
- Effectively manage contracts, including insurances, SWMS, induction records etc
- Periodic meetings with vendors as appropriate
Finance Management - Ensure financial processes are followed at all times
- Ensure the site/s financial operations are meeting or exceeding targets and within budget
- Assist with the preparation of plans, budgets and reports
Health & Safety Management - Ensure the provision of a safe working environment
- Ensure compliance with statutory regulations on fire, health and safety standards
